- [Instructor] Okay, so for the fix and flip example, or the case study, we're going to be doing the analysis for the purchase of a single family home that has some significant improvements to make at well below market prices. It's cheaper than other homes on the market because well, it has a lot of work to be done. And we're going to be looking at a short hold, basically a matter of months, and we're also going to be looking at the analysis from both an all cash investment versus an investment that involves some debt, and we're going to assume that we'll sell the property at market rates that are going to be more than what we spent on it, what we spent on purchase price and what we spent on renovations. So hopefully, in the case where we're making a profit, okay? Now, for the specific example, let's look at the actual economics, okay? We're going to be buying an old, 4 bedroom single family home in an up and coming community in Las Vegas, suburbs. The area has average sales comps in…
