    174 Ottawa St. Phase 2 – Indwell Affordable Housing Update Pipe piles are in, and now the real fun begins. The first critical stage of supporting the foundation is complete, which means we can move on to the elevator shaft. This is where you separate the men from the boys. Layout becomes absolutely essential when you’re tying new construction into an old existing building. Even being off by a couple of inches can delay an entire project. Our seasoned foremen still lean on the old‑school methods—tape measures, batter boards, theodolites, grit, and decades of experience. This phase is labour‑intensive: hauling rebar through mud, tying bar below your feet, and keeping everything aligned while the site fights you every step of the way. Yes, today’s tools—like rebar‑tying guns—speed up the big mats. But once you start tying dowels for your walls, you’re back to the classics: a reel of wire and a pair of lineman’s pliers. That’s where experience and knowledge really show their value. No YouTube tutorial prepares you for tying bar while balancing on a mat that moves like a trampoline… and moments like that make you briefly wonder why you didn’t become an accountant. Proud of the team and the craftsmanship going into this project.

    Shoutout to Indwell, Trim Tab, and Building Knowledge Canada for pushing the envelope on what’s possible in affordable housing retrofits. Aeroseal was excited to support this project by delivering measured, near new-construction envelope airtightness in a 20-year-old building - completed efficiently during normal unit turnovers. The improved envelope helped enable electrification, better comfort, and long-term performance without disruptive or costly rebuilds. This is exactly where automated air sealing shines: fast, repeatable results that make high-performance retrofits practical at scale.

    By 2030, I predict hospitals will be landlords. 🏥 I know this sounds strange, but hear me out. University Health Network in Toronto launched a $1-million fund to pay patient rent arrears through their Gattuso Centre for Social Medicine. This is Ontario's first hospital-based homelessness and eviction prevention program. It isn't charity work. It's operational logic. When you discharge someone back into homelessness, they cycle right back through your doors. The data keeps showing us: housing stability sits at the foundation of health outcomes. 📊 What interests me is how we're redefining treatment itself. The line between clinical care and basic shelter is getting less distinct. Hospitals are learning you don't separate a person's health from where they sleep at night. This is the kind of practical approach I advocate for in my work with health organizations.     Former students, teachers, and staff of the Balaclava School in St. Thomas — along with partners from the City of St. Thomas — had the opportunity to do one last walk-through before the new future of Balaclava begins with Indwell.🏫💛 Soon, shovels will be in the ground to transform this treasured space into 78 supportive homes. Thank you to everyone who showed up to share memories and celebrate new stories, including Councillor Lori Baldwin-Sands. 🤝

    Hamilton homeless numbers from the November 4 count were reported in the news today. On that day, 1304 people were identified to be homeless, 244 sleeping outside. The article points out three interesting things: 1. A count is always going to be low because you can't find everyone on a particular day. The likely homelessness count is at least 2000 people. It is also likely that more than 244 people are sleeping outside. I certainly see many tarps and tents in my neighbourhood along the escarpment and Redhill Creek. 2. The amount of people who are homeless is growing and the number of people without homes is more than last year. 3. Hamilton's Director of Housing Services attributes part of the growth in homelessness, "in part, by the creation of shelter beds in Hamilton." We know that shelter beds are important. They keep people from freezing tonight, from losing their fingers to frostbite and even save people from freezing to death. They are absolutely needed but they don't end homelessness. Some shelters run successfully rehousing programs, these are good but not able to meet the growing need and many people need support in order to stay healthy and keep their housing. The solution is supportive housing. When someone moves into Indwell supportive housing, the shed the label of "Homeless". Once again in 2025, 94% of people moving from homelessness into Indwell's housing were still houses in that unit a year later. It works! So what's the holdup on implementing more of the proven solution. Some might think it's building the housing. While difficult, that's not the biggest barrier and the federal government is currently facilitating/providing funding for the creation of buildings for supportive housing. What we need is a Provincial funding commitment for our Healthcare teams who provide the support. Btw, in addition to being more successful, it's substantial cheaper than all other shelter/housing/hospital/jail options. We also need to consider how we allocate municipal housing and homelessness funds. Last year, Hamilton spent $200 million in operating funding on housing and homelessness. Indwell is one of the largest supportive housing providers in Hamilton and we received less than 1% of that allocation. That's up from 0.4% the year before with the new partnership of the King William program that removed 24 people from the streets and is helping them to transform their lives. https://lnkd.in/eVbfn8S6

    We’re grateful to CHX Technologies for including the people who live at Parkdale Landing in their demonstration project of their product Prevora, helping make preventative oral care more accessible for people who often face real barriers to seeing a dentist. For many living with mental health challenges or experiencing homelessness, oral health concerns can go untreated for years. This on-site, non-invasive care meets tenants where they’re at, helping reduce harmful bacteria that cause cavities and gum disease — quickly, gently, and with dignity. Indwell along with 10 other organizations in medical and social care, is working with CHX Technologies, the makers of Prevora, to demonstrate the viability of an integrated on-site, non-invasive, painless, and quick preventative dental service. 💙🦷
